House Painters in San Francisco, CA

Victorian wood, flats with plaster walls, and fog that keeps west-side siding damp.

San Francisco houses are mostly wood. Italianates and stick Victorians line Noe Valley and the Mission, Edwardian flats stack along the Richmond and the Sunset, and a lot of that wood has been coated, patched, and recoated for a century. Paint here is a weather seal. Marine air comes through the Golden Gate and sits on west-side siding long after downtown has cleared.

We prep for that cycle. Lifted paint at sills, open miters on trim, and caulk that has pulled away from the casing all get handled before a finish coat. Inside, the work is different: stairs instead of a garage, plaster that has been skimmed for decades, and rooms that stay dim at noon. Interior painting on this site includes furniture protection and daily cleanup, which is how a flat stays livable while a room is in progress.

Housing

Wood Victorians and Edwardian flats, stucco over wood frame, and plaster interiors. Tall double-hung windows and original trim are common.

Climate

Summer fog and ocean wind on the west side. East-facing walls dry faster than walls that face the Pacific. Truly dry exterior days are fewer in the Richmond and the Sunset than in Noe Valley.

Neighborhoods and ZIP codes

Neighborhood notes describe the housing we actually run into in San Francisco. The ZIP codes are ones we cover in the city. San Francisco may use additional codes — call if yours is not listed.

  • Pacific Heights

Ornate wood facades and a high count of trim and window casings.

  • Noe Valley

Victorian rows on steep streets, with tight staging and limited curb space.

  • The Richmond

Fog, salt air, and a mix of stucco and wood that stays cool most of the day.

  • The Sunset

Long blocks with the same marine exposure and slow afternoon drying.

  • Bernal Heights

Hill wind, cottages, and flats with exposed wood on the weather side.

  • Glen Park

More tree shade than the flats, so mildew on north walls is the usual find.

Questions about painting in San Francisco

How do you paint San Francisco wood siding that stays wet from fog?

We do not coat damp wood. On west-side houses we look for lifted paint, open joints, and failed caulk, then prime bare wood and wait for a dry window before finish coats. The wood-siding restoration in our Rodeo portfolio uses that same order: remove what is failing, repair soft wood, prime, then two finish coats.

Can you paint inside a flat that has no garage for furniture?

Yes. Interior painting includes floor and furniture protection and daily cleanup. In a San Francisco flat that usually means one room at a time, with a clear path to the stairs. Tell us the floor and whether there is a lift when you ask for an estimate.

Do you paint ground-floor shops as well as houses?

Professional painting on this site covers residential and commercial properties. A shop under flats, or a small office, is part of that work. The license is CSLB #1157082, classification C-33, Painting and Decorating.

Which neighborhoods lose the most exterior days to weather?

The Richmond, the Sunset, and other west-side blocks lose more days to fog and wind than Noe Valley, Bernal Heights, or the Mission. We say so when we see the house. We do not promise a dry week the marine layer will not keep.
